Construction Schedule
The construction of Pirin Lodge started in November 2005 and the building is due to be finished by May 2007.
Payment Schedule
You can pay your apartment in 2 instalments:
- 30% within 30 days after signing the purchase contract
- 70% after completion and the title deed is issued in your name at the notary public (May 2007)
Property Maintenance
Bansko Property Managers Ltd have been awarded a two year contract by the developers to manage the ongoing maintenance of the development. The annual maintenance charge will be 10 Euros per square meter, which includes a prepayment of 3 Euros for heating fuel expenses for the common areas. 7 Euros are for maintaining and cleaning of the common parts including the recreation and laundry facilities, maintaining the garden and lawns, clearing of snow, slush and debris, the costs of common water and electricity consumption, provision of 24 hour reception and security services, maintaining and operating the central heating system.
Easy Rental Management
Bansko Property Managers Ltd are also able to offer you a complete rental management package as follows:
- Negotiating with tour operators, travel agencies etc. to include your apartment in their offerings
- Advertising your apartment on the internet
- Cleaning your apartment before and after rentals
- Organising airport transfers
- Meeting your guests upon arrival and providing them with a Bansko tourist guide
- Registration of the guest with the local police as required by Bulgarian law
- Changing and washing bed sheets, linen, towels etc.
- Complete apartment maintenance and organising all necessary repairs in your apartment
- Collecting guests' payments.
- Payment of all bills on your behalf (telephone, cable TV, electricity, annual property taxes etc.)
- Transferring rental income to your bank account on a regular basis
- Organising the bookkeeping of all income and expenses
- Organising the preparation and submission of your annual Bulgarian income tax declaration – (income tax is 15% on the rental profit).
- Representing you before all local authorities and third parties.
The charge for this service will be a fee of only 10% of the gross rental income for the first two years. Typically you would normally expect to pay between 15% and 20% for this service.
