Attention to Detail and Building Quality

Kaliakria Golf & Sea Apartments have been designed and are being built and fitted to the highest of international standards. Careful attention has been paid to the smallest of detail in order to create a first class development enjoying a wide range of features fitted as standard that would normally be an additional cost in other developments.

To ensure the highest quality and standards the developer has internal quality control managers as well as external inspectors. They also offer as standard a 2 year "race to repair" warranty giving buyers the assurance of immediate remedial action in the event of any imperfections during construction.

The external facade is rich in traditional Bulgarian architectural elements such as natural stone, wooden carpentry and cast iron. Quality double glazed windows and a high level of thermal insulation provide a comfortable home that is energy efficient.

Maintenance of Grounds and Common Areas

The developer has signed a contract for the Management and Maintenance of the common areas, gardening, swimming pool and security with a specialised property management company. Additional services can be offered to apartment owners such as cleaning, furnishing and property rental management.

Reinforced concrete foundations and frame with brick external and partition walls being thermo and sound insulated. The internal partition walls in each apartment are gypsum board also with thermal and sound insulation. Propriety tiled roof system "BRAMAC" with heat, vapour and hydro insulation.

Facade

EPS heat insulation, steel mesh and maintenance free mineral render "BAUMIT" in two colours, natural stone plinth.

Windows and Doors

Double glazed windows with PVS profiles by "SALAMANDER" - Germany. Security entrance doors. "Pear" laminated internal doors.

Floor

Antiquated natural limestone tiles throughout the apartments except bathrooms where quality, non slip surface ceramic tiles are used.

Bathrooms

Fully fitted, tiled floors and walls, under floor heating, marble vanity tops and bath surrounds, quality sanitary ware and fittings, mirror, suspended ceiling, lighting.

Kitchen

Fully fitted, floor standing and wall mounted cabinets, built in fridge, overhead extractor and ceramic hob, oven and stainless steel sink. Worktops are made from natural granite. Dishwashers are available as an optional extra.

Terraces

Terraces are covered with Terracotta tiles and have timber pergolas and cast Iron parapets.

Installations

Switches, wall plugs and lighting fixtures are included. Cable for telephone, cable TV and internet are also pre-installed. Hot and cold air conditioning and electrical hot water heaters are included in each apartment.

Fireplaces

Marble fireplaces are included in the living room of each apartment.

Common areas, entrance staircases and landings

Completely finished with painted walls and ceilings with the floors and stairs being made of natural limestone stone and tiles.

Garden

The gardens include multiple swimming pools, pool bars, child play area and recreational facilities. Landscaped and architecturally designed garden with more than 90 different types of flowers, bushes and seasonal and evergreen trees (including mature trees and palms).

The Golf course below Kaliakria Hills is just one of three Golf courses being built in the area. It is being developed with a 5 star Hotel and Spa, leisure marina, shopping, retail, restaurants and bars.
